The cottage was built in the 1950's and used personally, never rented. It is well built, size 20' x 24', set on nine concrete posts in galvanized sheet metal below frost line.
Three runs of 10" x 10" +/- timbers are on top posts with 2" x 10" +/- joists on top. As I remember, tongue and groove flooring was applied to joist with complete coverage with 1/4" plywood before walls were started.
Walls are of 2" x 4" construction with more than adequate cross bracing. 5/8" thick donnaconna board (tentest) applied to outside has high insulation value.
Roof is of 2" x 4" material well braced, no need to shovel snow off of roof.
Cottage is wired as we connected onto car machinery battery to have 12Volt, 25 or 50 watt light. With todays technology a small solar panel would provide light and power a 12 Volt R.V. water pump to pump water from lake. Also, suitable for a generator.
Front of cottage is one large room. Kitchen cupboards, with stainless steel sink, have been started. 3 burner stove with oven and refrigerator, both propane. Two bedrooms with double bunk beds (moveable) in each. Bathroom has hand basin and toilet, probably room for innovative shower. Toilet is served with small unorthodox septic system, consisting of 40 gallon plated corrosion resistent drum and tile bed, setting is in a sand bank and worked well. All opening windows equipped with removeable screens.
Recent upgrades consist of replacement of facia board where necessary, all covered with aluminum plus aluminum soffit. Exterior covered with white vinyl siding. Bedrooms, bathroom walls are taped, sanded and painted as well as doors. New ceiling tile and insulation in living room and kitchen, all other ceilings completed with tile.
Deck can be built on without damage to vynil siding by connecting to beam running full length of front. Addition to building could be easily made to south end.
A small log sided structure located about 75' to 100' south of cottage is suitable for "Bunkie". Presently used as a storage area. Is about 8" by 10" in size.
Sand beach 150ft. plus, rocky shoreline 150ft.
Plan shows water access by Musquash River and driveway. River and lake do not freeze for safe travel in centre areas due to Big Eddy Power Dam further upstream. Lake level can vary up to three feet depending on demand for power and operation of the dam. At the outlet of the lake there is a very picturesque Falls about 20ft. in height discharging into Flat Rock Lake (no cottages) then into Go Home Lake, numerous cottages, large lake.
Driveway is presently over Crown Land, was put in in mid 60's. Has not recieved any maintenance since. My recent travel by vehicle has been by 8 wheel Argo All Terrain vehicle, although have seen 4 x 4 pick up truck travel total length of road in last two years. Road used to be suitable for 2 wheel vehicle travel, not a huge job to return to this condition using a powered machine. Usually part of the road has been travelled by snowmobilers and skiers during winter. Walking time without snow is about 50 minutes at an average pace.
